Our Buyer Guarantee 

How does Buyer Agency work in Tallahassee? As of 6/1/04 the state of Florida has issued a law stating that a REALTOR is assumed to be a “Transaction Broker” unless he or she notifies their client that they are a single agent for the buyer or seller. As a transaction broker, we are here to help through out the transaction. We do NOT favor one side more than the other.

• We work as a transaction broker – A broker who provides limited representation to a buyer, a seller, or both in a real estate transaction, but does not represent either in a fiduciary capacity or as a single agent. To sum that all up…we can show you and corporate with any other real estate agent whether they are in our team, our office (over 200 agents) or anyone in the Tallahassee, Crawfordville, and Midway area.

• Know all the facts - As a representative of the buyer (seller, or both), an agent must relay material facts about a property but cannot give opinions that would be at all negative.

• We will then be working as a transaction broker - evaluating properties, writing an offer, negotiating an offer, attending inspections and negotiating needed repairs, preparing all documents and communicating with all parties needed to close.

• As a buyer, you can rest assured that that all information pertaining to the buyer will be kept confidential.

How does Transaction Broker work with The Sealey Team? We will be delighted to discuss our services prior to our first meeting, if you wish. The most important things to remember are these: 

• There is no commission fee. As a transaction broker for the Buyer, the buyer does not pay our commission…the seller does. Our services are practically free*

• This agreement can be ended at any time. Even though the agreement contains beginning and ending dates, there is a clause to the document that states that the agreement may be ended at any time.

* A transaction fee may occur during most transactions * 

What is our guarantee to you? The services stated below are part of the services we agree to do for all our buyers. 

• Buyer Consultation - We will discuss your needs, wants, and goals, and the plan to search for your property.

• Buyer Agency Alternatives - There are other Agencies that might work best for you. It is important for you to fully understand Agency alternatives. This will be discussed during your buyer consultation.

• The Sealey Team Buyer Handbook - This will be provided to you during your consultation. The handbook is a step by step guide to the home buying process.

• Financing Pre-Qualification - If you have not been pre-qualified, we can arrange a pre-approval appointment with a reputable lender to identify your range of affordability. This is highly recommended if you are in the market for a home, we will explain the benefits during your consultation.

• Instant Listings Search - We will enter you criteria into our Multiple Listing Service (MLS). You will receive listings that match your criteria immediately when they are inputted in the MLS. Sometimes you will know about a home even before we do!

• Property Showing - We will show you properties that meet the criteria you have selected. If you are not pleased with the homes we can change your criteria at any time.

• Property Evaluation - We will discuss the positive and negative features of every property that you are seriously interested in. Features that may affect its value and future resale. We will provide you with a comparable market analysis (CMA) of the neighborhoods that interest you.

• Review of Seller's Property Disclosures - We will review the Seller’s Property Disclosure to help understand the value of a particular home.

• Mortgage and Appraisal Contingencies - This will be explained during your buyer consultation.

• Inspection Contingencies – This will be explained during your buyer consultation.

• Home Warranty – We highly recommend you purchase one for your home, we will explain the benefits of this during your consultation.

• Estimate of Funds Required – During your consultation we will provide to you a preliminary ESTIMATIE of closing costs and down payment requirement anticipated in the transaction. Remember we legally can only give you an estimate!

• Negotiation Strategy – With our experience we can negotiate on any property. With your CMA and our knowledge of the market, we can advice you on your offer price and with any counter offer that may occur.

• Offer Preparation – We will help you to prepare a “solid” offer/contract on the property of your choose to purchase (with terms approved by you).

• Closing Checklist – We will provide you with a list of steps for your closing process as well as a list of recommended service providers. You will also be provided a website with a step by step update of your transaction.

• Home Inspections – We recommend that you purchase a home inspection for every transaction. If you need recommendation, we will be happy to assist you.

• Review of Inspections – We will attend the home inspection on your behalf.  Once the report is ready we will go over the report and write up an addendum in needed for the property.

• Wood Destroying Organism Inspection (WDO) – We will work with you to request the Seller to remedy the items you specify after your review the home inspection report.

• Closing The Sale - We will monitor and inform you of the progress of the closing process via your personal website (or phone if needed). Including the satisfaction of any and all contingencies and conditions during the entire transaction.

• Review of Settlement Statement (HUD) – Once the HUD has been received, we will walk you through step by step to make sure that there are NO surprises! If there is a need to change the HUD we will communicate with the appropriate party to handle the situation.

• Walk-Through – We will accompany you thorough the walk-through of the property before closing, and will assist you in dealing with any situations that may be discovered during the walk-through.

• After Sale Follow-up - We will contact you after the closing to follow up. Even though the sale has closed, we are still your Realtor, and are still available for questions and assistance!
 
• Service Satisfaction Survey – This is our favorite part, we know that by the end of your transaction you will definitely have a testimonial for us. And with your permission we would love to post it on our website!

If you are dissatisfied with our team or someone on our team you may certainly end our agreement immediately! We want what is best for our clients; even if that means you don’t want to hear from us again.
