Tallahassee, Crawfordville and Midway Weather 

The winter here can be pretty cold. Sometimes you will see isosceles hanging from branches and roof tops (once we spray them down with water over night) or in the morning it is common to see frost on the ground which might look like light snow to some.  The average summertime high temperature is 93°F (33°C). Conversely, the city is much colder in the winter. In December and January the average high temperature is 61°F(16°C) and the average low is 38°F(4°C). On occasion, the temperatures fall into the teens and 20s at night, and during some extreme occasions single digits are recorded. In fact, Tallahassee recorded the state's lowest ever temperature of -2°F (-20° C), back on February 13, 1899. Surprisingly, the city has also recorded several snowfalls, the heaviest of which was around 3 inches on February 13, 1958. Historically, the city usually records at least a trace of snow once every three or four years, but on average, measurable amounts of snow (1" or more) only occur about once every 10 years. 

The spring here is absolutely wonderful. If you have really bad allergies, stock up on medicine. When the flowers bloom they are just breath taking around the city. The heat starts to kick in around this time too, cool mornings and hot afternoons. Mostly all the cars around town have a new color…YELLOW!!  During this time, take the time to smell the roses and wash your car.  Springtime is the most pronounced season, with citywide blooms of azalea and dogwood occurring in late February and early March. Autumn is not as pronounced as it is farther north, but fall foliage can be seen from mid-November to mid-December.

Summers are typically hotter than the rest of the peninsular Florida and here is one of the few cities in the state to occasionally record temperatures above 100 degrees Fahrenheit (38 degrees Celsius). Since we are located inland (Tallahassee) there is NO ocean breeze to cool us off. You can guarantee heat, humidity and a long summer. Also during this time you must be mindful of your pets and plants you keep outside making sure everyone in your family gets enough fluids during the day.

Tallahassee is a part of Florida and we do have hurricanes, however, due to the eastern winds, and where we are located he have not been hit by a serious hurricane since 1985! After the devastating Hurricane Andrew, the state of Florida has completely changed housing and building codes for our benefit.

Tax Considerations >New 1031 Exchange Rules

One of the most popular "tax deferring" strategies for real estate owners who are selling one property and acquiring another is the use of Section 1031 of the Internal Revenue Code. It is an effective way to defer paying income tax on capital gain generated by the sale of a property when you intend to reinvest the proceeds in a similar, "like-kind" property. Almost any kind of real property is considered "like-kind" with any other real property.

A recently enacted law closes what was considered a loophole in the Section 1031 rules. In some cases, owners of investment real estate have used the 1031 Exchange to swap their investment property for real estate that could be readily converted to an owner-occupied residential property. After the exchange, they made the property into their principal residence, lived in it for a couple of years, then sold it. Now the American Job Creation Act of 2004 has ruled that properties converted from a 1031 exchange property into a residence must be held and used as a principal residence for at least five years to qualify for the tax exemption. Otherwise, the basic tax-deferring benefits of 1031 exchanges remain the same.
