• There is NO NORMAL COMMISSION RATE. As a transaction broker it is only fair to say this upfront. Any commission will be agreed upon with the seller and The Sealey Team.
• This agreement can be ended at any time. Even though the agreement contains beginning and ending dates, there is a clause to the document that states that the agreement may be ended at any time.
• As a seller, you can feel assured that that all information pertaining to the buyer will be kept confidential.
• Listing Presentation – You will have a free consultation in your home at a time that works for you and the listing agent. During the presentation we will show you what we have to offer and what to expect out of our team.
• Seller Agency Alternatives - There are other Agencies that might work best for you. It is important for you to fully understand Agency alternatives. This will be discussed during your listing presentation.
• Competitive Market Analysis (CMA) - We will analyze the price for you home as well as others in your neighborhood to find the right price for your home. The CMA will cover homes that are currently in the market and assist you in pricing your home competitively; this will be presented during your listing presentation. The truth is that we don’t want to list your house, we want it SOLD!
• Estimate of Proceeds - You will receive a written ESTMIATE of your selling expenses and subsequent proceeds. Remember that this is just an estimate; legally we can not give you the exact amount.
• Marketing Plan – We will give you a customized written marketing plan for your property. You will know in advance our commitment for advertising and promoting your property.
• Enhancement Guide – One of our team members will walk you through your house inside and out, to give you the best way to showcase your home. Remember if you are planning on adding anything additional to your home please ask us first if it would be beneficial to your home. We will explain this factor during your listing presentation.
• Online Marketing - Your house will be placed on the MLS at the time you requested during your listing presentation. Remember once the home is on the MLS it is best for the home itself to be ready for showing (which might mean a lot of clean up).
• Our Database – Your home will be introduced to our database immediately after the listing presentation. Our database is filled with investors, the top 25 agents in the area, and all the agents within Keller Williams Town & Country (which is over 200 agents), along with tons of buyers. Within the first 24 hours your home would have reached close to 600 people in our database alone!
• Website – Your home will be one of feature properties on our website as well. Our website is viewed by millions of people across the world everyday!
• Your personal website - Within the first 24 hours, you will have access to your personal website. This website will be your connection to everything that is happening to your home while it is on the market and during any contract stage. You can access your website 24/7!
• Inspections – We recommend that you get a home inspection and a WDO. Your home is a lot easier to show if everything has been done. This will help you get a higher offer, with little negotiating room for the buyer. With your home in its best condition it will be just an open and shut case.
• Offers – Together we will go over every contract good or bad. It is our duty to present ALL offers to you in a timely manner. We will also help you counter offer if need be.
• Closing the Sale – We will monitor and inform you of the progress of the closing process via your personal website (or phone if needed). Including the satisfaction of any and all contingencies and conditions during the entire transaction.
• Review of Settlement Statement (HUD) – Once the HUD has been received, we will walk you through step by step to make sure that there are NO surprises! If there is a need to change the HUD we will communicate with the appropriate party to handle the situation.
• After Sale Follow-up - We will contact you after the closing to follow up. Even though the sale has closed, we are still your Realtor, and are still available for questions and assistance!
• Service Satisfaction Survey – This is our favorite part, we know that by the end of your transaction you will definitely have a testimonial for us. And with your permission we would love to post it on our website!
